
In recent years, there has been growing worldwide awareness of the environment and carbon neutrality. In October 2020, the Government of Japan announced its commitment to achieve carbon neutrality, or net zero greenhouse gas (GHG) emissions, by 2050.
Given this, the Green Growth Strategy formulated by Japan’s Ministry of Economy, Trade and Industry selected "housing and buildings" as one of the key areas expected to see growth.
In our 2025 Medium-Term Management Plan, we have set out initiatives to develop environmentally friendly buildings with certifications such as ZEH and ZEB as one of our growth strategies to increase the asset value of the properties we develop.
Sustainable Corporate Activities that Respect Society and Nature
We actively engage in efforts for sustainable development that respect the environment and make society a better place. In February 2022, GLM was certified as a ZEH Developer by the Ministry of Economy, Trade and Industry to popularize ZEH-M (Zero Energy Housing-Mansion [condominiums]). Today, we have made environmental certifications, such as ZEH-M Oriented and Energy Consumption Performance Level 3 or higher and Thermal Insulation Performance Level 4 or higher, standard for the properties we plan and develop.
Environmentally Friendly Condominiums as Standard Designs
We have identified "planning, development, and management of environmentally friendly real estate" as one of our material issues. With this in mind, we are promoting carbon-neutral development to help realize a sustainable society. This approach addresses growing social needs, and its importance is expected to continue to grow in the future.
Outside of Japan, environmental performance is already affecting real estate value. For example, purchase prices and rents have been rising for properties that have some form of environmental certification. We believe that obtaining environmental certifications such as ZEH, ZEB, and BELS will help enhance asset value in Japan as well. Toward this end, we are proactively working to increase asset value by obtaining environmental certifications for the properties we develop.
As a ZEH Developer, our goal is for 100% of the properties we develop to obtain some form of environmental certification, i.e., ZEH-M Oriented, in the fiscal year ended December 2024. Looking ahead, we will continue to develop environmentally friendly properties to achieve our Corporate Philosophy (Mission) of "Realize a prosperous society through real estate."
ZEH Developer Registration
The ZEH Developer registration system was established by the Ministry of Economy, Trade and Industry to promote ZEH, with the aim to reduce the amount of energy consumed by buildings to virtually zero per year.
