Our rental management services are wide-ranging and include all property sizes from studio condominiums to whole buildings.
Rental Management Services
Property owners can choose from two rental management solutions, subleasing and collection services, depending on their needs.

Long-term subleases
Subleasing is where a real estate company rents a unit from the owners and then subleases it on their behalf.
The property owner enjoys a stable income even when the property is vacant, allowing for stable rental management. (*1)
Other companies revise rents every two years, but GLM adopts a seven-year renewal system.
Under this system, the rents of properties managed by GLM have only been changed four times in the past 35 years, and with the revision range within 5%, owners do not have to worry about a significant drop in rental income. (*2)

Definition of Terms
What is a sublease?
Subleasing is where a real estate company rents a unit from the owners and then subleases it on their behalf. In exchange for receiving a steady income even when the property is vacant, property owners are required to pay a rental management fee.
What is collection services?
Collection services is where the rental management company handles everything on behalf of the property owner, from finding tenants, to collecting rent, and being present to inspect the property when tenants move out. The fee is lower than subleasing, but rental income is not guaranteed when the unit is vacant.
