The real estate market environment is characterized by the need to address environmental concerns and the growing attention on Japan’s real estate market.
Environmental awareness including the focus on carbon neutrality is rapidly increasing around the world, requiring investment products as well as housing and buildings to address global environmental issues. Additionally, the real estate market in Japan is attracting attention from around the world, especially among institutional investors, resulting in growing challenges in terms of securing sufficient promising investments.
GLM offers the strengths that we have homed in small condominiums for investment mainly in the Tokyo metropolitan area, with the number of units supplied and occupancy rates near the top of the industry. We also have the ability to adapt to the real estate market environment. We are working to standardize the environmental performance of our properties and strengthen wholesaling of entire properties to institutional investors.
In order to expand and strengthen our business domains over the medium to long term, we will take on the challenge of tapping into logistics properties, where demand is increasing due to an increase in e-commerce, expanding areas of residential development, and building a new business model that integrates real estate and digital solutions.
By 2030, we aim to become the largest asset manager in Japan by ensuring all of our properties offer excellent environmental performance, realizing LCCM, and establishing private placement J-REITs that utilize sustainable finance.
