Planning and Development of Environmentally Friendly Real Estate

In recent years, there has been rapidly growing awareness of the environment and carbon neutrality around the world. In October 2020, Japan declared that it aims to achieve carbon neutrality by reducing greenhouse gas (GHG) emissions to zero by 2050.
Based on this, the Green Growth Strategy formulated mainly by the Ministry of Economy, Trade and Industry cites "Housing and Buildings" as one of the important areas where growth is expected.
GLM formulated its 2022 Medium-Term Management Plan, which positions one of our growth strategies as making efforts toward environmentally friendly buildings, such as ZEH and ZEB, that improve the asset value of the properties we develop.

Sustainable Corporate Activities Ensuring GLM Co-Exists with Society and Nature

GLM actively engages in activities for sustainable development in order to coexist with the global environment and realize a better society.
In February 2022, GLM was certified as a ZEH Developer by the Ministry of Economy, Trade and Industry (METI). This certification was established to promote ZEH-M (ZEH-M condominiums). We will now look to make "ZEH-M Oriented" and "Energy Consumption Performance Level 3 or Higher and Thermal Insulation Performance Level 4 or Higher" as standard specifications for the properties we plan and develop.

Environmentally Friendly Condominiums as a Standard Specification

Having identified "planning, development, and operation of environmentally-friendly real estate" as one of our material issues, we are promoting carbon-neutral development toward the realization of a sustainable society. This is in response to growing societal needs, and this issue is expected to become more important in the future.
Overseas, the impact of environmental performance on real estate value has already become apparent. This is because of the rising prices and rents commanded by properties that have obtained environmental certification. We believe that the acquisition of environmental certifications such as ZEH, ZEB, and BELS will increase asset value in Japan. With this in mind, we will actively work to improve asset value by implementing environmental measures for the properties we develop.
In February 2022, we were certified as a ZEH Developer. In the fiscal year ending December 2024, 100% of the properties we develop have some type of environmental measure in place (ZEH-M Oriented, etc.). Going forward, we will continue working to resolve our material issues and realize a prosperous society through real estate, which is our Corporate Philosophy and Mission.

BELS
BELS is one of the third-party certification systems based on the Guidelines for Labeling the Energy Efficiency Performance of Buildings (Guidelines for Labeling the Energy Consumption Performance of Buildings) established by the Ministry of Land, Infrastructure, Transport and Tourism. These guidelines implemented by The Association for Evaluating and Labeling Housing Performance. For both new and existing buildings, the guidelines cover the objective evaluation of primary energy performance, while the energy consumption performance and thermal insulation performance must be labeled by level.
ZEH-M Oriented
ZEH is defined as "a house that aims to achieve zero annual primary energy consumption by introducing renewable energy after significantly improving the thermal insulation performance of the exterior walls, introducing high-efficiency systems, and achieving significant energy savings, all while maintaining the quality of the indoor environment.” "ZEH-M" for multi family buildings has its own standards for each unit and the entire building. Depending on the use of renewable energy and the energy efficiency rate (energy saving + renewable energy), there are ZEH-M, Nearly ZEH-M, ZEH-M Ready, and ZEH-M Oriented certifications.
Registration as ZEH Developer
This registration system was established by the Ministry of Economy, Trade and Industry (METI) to promote Net Zero Energy Houses (ZEH), with the aim to reduce the amount of energy consumed by buildings to virtually zero per year.
